Greeley Community Management (GCM) Provides the Following Services to Our Associations:
- Innovative, local, and hands on solutions to your HOA problems, including management of: HOAs, condo associations, business owners associations, business parks, and commercial property management.
- Free Website Service to clients.
- Enforcement of Bylaws, CC&R’s Policies, Resolutions, etc.
- Financial Management including billing, collecting and depositing of all Association dues, fees, and other income, as well as assisting and maintaining a balanced budget.
- Month end reporting to boards of directors.
- Attending all Board Meetings, as well as conducting Annual Meetings.
- Generating and sending letters, email notifications that include but are not limited to: newsletters, meeting notices, violations, upcoming events, emergencies, etc.
- Handling disputes and complaints from homeowners while addressing all concerns presented by property owners and responding as soon as possible, preferably within 24 hours. All emergency situations are handled immediately.
- After-hours emergency services are available 24/7 for homeowners.
- Obtaining proposals, negotiating and executing contracts for services required for the operations of the Association. We work with a pool of different landscapers/snow removal contractors, electricians, plumbers, painters, asphalt and concrete companies, roofers, handymen, janitorial companies, architects, engineers, etc.; we can also work with your current vendors as well!
- Supervising and inspecting all maintenance/projects.
- Ensuring each Association is up to date with CCIOA (Colorado Common Interest Ownership Act), as well as in compliance with all laws, policies, and state statues and registered with DORA (Department of Regulatory Associations).
- Informing and updating the Board and homeowners of all state laws and regulations that affect the HOA.
- Frequent inspections of the properties we manage.
- Working with local attorneys on legal issues, covenant revisions, and collections as needed.
- Facilitating the Architectural or Design Review Committee process.
- Providing Board and homeowner education, including two board educational seminars with presentations by GCM, Hindman-Sanchez and other professional vendors throughout the local community.
